Find Service Own a Franchise
Three-Tier Franchise Model

Owner-operated.
Regionally backed.

The reason our retention numbers crush the industry isn't the technology — it's the structure underneath. Here's how it actually works, top to bottom.

The structure

Four roles, one clean.

Most cleaning companies have two roles: corporate, and the hourly cleaner. JAN-PRO has four — and the one you'll interact with most is the one with the most skin in the game.

// Tier 01

Master Franchisor

JAN-PRO Corporate

Sets the brand standards, develops the technology platform (Janguard, EnviroShield, training certifications), and licenses the system to Regional Developers. National scale, R&D, and quality oversight live here.

// Tier 02

Regional Developer

125+ Offices across 41 States

A licensed JAN-PRO partner who owns a metro territory. They source new accounts, recruit and train Cleaning Business Owners, provide local operational support, and act as the single point of accountability for clients in their region.

// Tier 03

Cleaning Business Owner

11,000+ Local Operators

A trained, certified, locally-licensed business owner. They invest capital, attend the 4-phase certification program, and run their own commercial cleaning company — with customers provided by the Regional Developer on day one.

// Tier 04

Your Facility

The Client

You sign one contract, you have one point of contact (your Regional Developer), and your service is delivered by a CBO who lives in your zip code and depends on your continued business. One throat to choke. One reputation on the line.

Why this structure wins

Incentives are aligned all the way down.

The economics of an owner-operated cleaning business work fundamentally differently than an employee-staffed one. Four structural advantages your facility manager will notice within 90 days.

No Wage-Hour Race to the Bottom

Most cleaning companies make money by squeezing labor — paying minimum wage, scheduling 30-minute visits, rotating workers. We make money when our owners succeed long-term, so their incentive is to keep your contract, not to staff it cheaply.

Same Crew, Every Visit

In a typical company, the person cleaning your building this week is not the person who was there last week. With JAN-PRO, you have the same owner-operator on your account for the life of the contract. They learn your building.

Local Accountability, National Standards

Your Regional Developer is a 15-minute drive away when there's an issue. The brand standards, training, technology, and inspection rubrics are identical to those in 124 other metro markets. Local relationship + national consistency.

No "We Lost Half Our Crew" Calls

Employee-based cleaning companies have 200%+ annual turnover. When your janitor quits, the company scrambles. When a CBO is your partner, turnover is structurally near-zero — they own the asset.

Common questions

How it works in practice.

How is JAN-PRO different from hiring a regular cleaning company?

Regular cleaning companies hire hourly W-2 employees and make money by minimizing labor cost. JAN-PRO is a network of locally-owned businesses backed by a national franchisor and a Regional Developer in your metro. The person cleaning your building is the person who owns the business cleaning your building. Their reputation lives or dies on your contract.

How does pricing work in this model?

Your Regional Developer prices the contract based on facility size, frequency, scope of work, and zone complexity. The CBO takes home most of what you pay, the RD takes a percentage for sourcing the account and providing ongoing support, and corporate licenses the brand + technology. The model only works at the per-sq-ft rates we publish because we don't have layers of corporate middle management between you and your crew.

What happens if my Cleaning Business Owner has a problem?

Your Regional Developer is the single point of accountability. If your CBO is sick, on vacation, or has a personal emergency, the RD has trained backup crews on standby — also CBOs in the same network. The brand standards and inspection rubrics are identical across the network, so backup coverage looks and feels the same.

Are CBOs employees or independent contractors?

They're independent business owners — they own their company, hire their own assistants if they grow, and have their own LLC. JAN-PRO is the franchisor that licenses them the system, brand, training, and technology. The Regional Developer is the franchisee for the territory.

How is technology shared across this network?

The Janguard platform (QR-verified check-ins, 50-point inspections, public QR boards, real-time dashboards) is licensed from corporate to every CBO in the network. Same software, same standards, same data. As a client you see your facility's data alongside every other JAN-PRO-serviced facility in the country — same dashboard, same reports, same verifiability.

Work with the model — from either side.

Hire a JAN-PRO crew for your facility, or join the network as a Cleaning Business Owner. Both start with a conversation with your local Regional Developer.
